Our rooms are simply and functionally furnished – ideal for guests who want to focus on the essentials. Each room has a private bathroom with shower and toilet.

Features AND Notes
Room amenities: No TV, kitchenette or bidet.
Non-smoking: All our rooms are non-smoking rooms.
Heating: Independent heating in all rooms (operates from October to April).
Wi-Fi: Free internet throughout the house.
Included services
Accommodation: In your chosen room category.
Activities: Free use of all outdoor facilities (swimming pool, tennis, volleyball and table tennis courts).
Mobility: Free Bolzano Card for the entire duration of your stay (free travel on all public transport throughout South Tyrol).
Information material: Hiking maps, a holiday guide and a restaurant guide are available.

Reading corner: A selection of books and information leaflets are available in the house.

Parking: Ample free parking spaces are available directly at the house.
Additional services and information
Meals: Our rooms can be booked with breakfast ( PLEASE NOTE: no half board).
Room cleaning: In the interest of sustainability, cleaning takes place from the 4th day of your stay. Additional cleaning is available upon request and for a fee (no cleaning takes place on Saturdays and Sundays).
Minimum stay: A minimum stay applies to certain room categories and seasons.
Pets: Can only be brought along after prior arrangement.
Location and accessibility: Our house is situated amidst nature and is only accessible by car. Shops and restaurants are approximately 5 km away (accessible via the mountain road to Leifers).

Up to 2 years: FREE (in parents' bed)
Up to age 7: 50% discount
Up to age 12: 20% discount

A baby or child travel cot is available on request for a fee.

Cancellation policy
Off-season (March-May and Oct-Nov)
Up to 14 days before arrival ➔ Free cancellation
14 to 7 days before arrival ➔ 30% of the total price
Less than 7 days before arrival ➔ 100% of the total price
High season (June-September)
Up to 30 days before arrival ➔ Free cancellation
30 to 14 days before arrival ➔ 30% of the total price
14 to 7 days before arrival ➔ 50% of the total price
Less than 7 days before arrival ➔ 100% of the total price
Late arrival & early departure : Unused time periods will be charged at 100%.
Arrival & Departure / House Rules
Check-in: Ready from 4:00 PM.
Rest period: Check-in is not possible between 11:00 and 16:00.
Special arrival policy: Arrivals after 8:00 pm are only possible by prior arrangement.
Check-out: By 10:00 AM on the day of departure.
Nighttime quiet hours & closing time:
To ensure all guests have a restful night's sleep, our house closes at 10:30 pm . If you plan to return later, please let us know in advance.
