Rooms & Prices

Our rooms are simply and functionally furnished. Each room has a private bathroom with a shower and toilet (no bidet). There is no TV, kitchenette, or refrigerator. Smoking is not permitted in the rooms.

Single, double, and multi-bed rooms are available, some with a terrace/balcony. The three rooms on the first floor have direct access to the shared terrace.

Room prices on request - from 38,00 € (including BozenCard !!!)

• Rooms can be booked with or without breakfast (no half board)
• The single room supplement is 15%.
• Room cleaning from the 4th day of stay – further cleaning on request and for a fee (no cleaning on Saturdays and Sundays).

Minimum stay : For greater sustainability and a relaxed stay, we have set a longer minimum stay:

• Room without balcony: 2 nights (from 14 June to 14 September = 3 nights)
  
• Room with balcony: 3 nights
  
• Room with direct access to the shared terrace: 3 nights (from 14 June to 14 September inclusive = 4 nights)

Children's discount in parents' bedroom (valid for 2 full-paying adults)

• FREE until 2nd birthday
• 50% discount up to the 7th birthday
• 20% discount until the 14th birthday

Baby or travel cot available. Price upon request.

Local tax : The legally required local tax of €2.00 per person and night is not included in the price and must be paid in cash on site.

Cancellation policy :

Low season (March to May and October to November)

• up to 14 days before arrival: no cancellation fees
• from 14 to 7 days before arrival: 30% of the total travel price
• up to 7 days before arrival: 50% of the total travel price

High season (June to September)

• up to 30 days before arrival: no cancellation fees
• from 30 to 14 days before arrival: 30% of the total travel price
• from 14 to 7 days before arrival: 50% of the total travel price
• up to 7 days before arrival: 100% of the total travel price

In case of late arrival or early departure, the booked but not enjoyed holiday will be charged 100%.

Payment methods: We accept cash, credit cards (Visa and Mastercard), and debit cards. No checks.

Check-in and check-out:
- Rooms are ready for occupancy from 4 p.m. on the day of arrival.
- Early arrivals and arrivals after 8 p.m. are only possible by prior arrangement.
- Check-in is not possible before 11:00 a.m. and between 1:00 p.m. and 4:00 p.m.
On the day of departure, we ask that you vacate your room by 10:00 a.m. at the latest.

Opening hours : Our house closes at 10.30 pm – later closing times must be agreed upon in advance.

There are ample parking spaces available to our guests free of charge.

Entertainment/Restaurants/Shopping: We are located in the heart of nature and are only accessible by car. The nearest public transportation, restaurants, cafes, and shops are located in the nearest town (about 5 km down the mountain road).

Wi-Fi: Free internet throughout the house.

Pets are allowed only by prior arrangement. Price per night upon request.

To ensure a pleasant and relaxing stay for all guests, we ask you to observe the following rules of conduct:

• Dogs must be kept on a leash throughout the entire indoor area.
• Make sure your dog does not bother other guests.
• Please be considerate of other guests who are afraid of dogs or allergic.
• Please do not leave your dog unattended in the room.
• Use a blanket or basket for your dog to sleep in.
• Dogs are not allowed to lie on beds or pillows.
• Keep the area clean and remove dog waste immediately.
• As the owner, you are liable for any damage caused by your dog.
